Foundry Property Group handles each of these steps, plus property sourcing, closing coordination, and property management placement.
Do I need a US LLC to buy property as an overseas investor?
A US LLC is not legally required but is strongly recommended for liability protection and tax efficiency. An LLC separates your personal assets from the investment property and simplifies the annual US tax filing process. Foundry forms the LLC, drafts the operating agreement, and sets up the registered agent as part of the investment process.
What is the minimum investment to get started?
New-construction rental homes through Foundry start at approximately $220,000 in Houston, $250,000 in Dallas-Fort Worth, and $280,000 in Tampa Bay. All prices are for completed, warranty-backed, move-in ready homes. Additional costs at closing include title insurance, property insurance, and closing fees of approximately 2 to 3 percent.
Who manages the property after I buy it?
Foundry places every property with a vetted property management partner in the local market. Foundry does not manage directly but selects PM partners based on specific performance criteria and monitors their performance on an ongoing basis. If a management partner is not meeting standards, Foundry steps in and makes a change.
What kind of returns can I expect?
Foundry targets gross rental yields of 7 to 9 percent depending on market and property specification. Net yields after management fees, insurance, property taxes, and maintenance reserves typically range from 3 to 7 percent depending on the market. All projections are based on current market rents. Foundry does not project appreciation or assume rate compression.
